Price includes
Programming – Programming services provide our clients the option to do an analysis of their projects. This allows them to address their goals and clarify information prior to commencing site planning and building design phases.
Concept designs – The Concept Design is a key stage of any project; this initial design sets the parameters for the subsequent design that follows.
It is important that the concept design captures all of the factors that might inform the design decisions.
This stage of the project is a critical ‘sign off stage’ by the client and we usually a period of exchanges between client and ourselves as the design develops.
Design Development – design development services typically include developing the approved concept design documents. The drawings will be further developed and will include additional building details and sections. The structural calculations, foundation plans and framing plans will also be developed, along with other system layouts, and specifications.
Permitting – covers management of the physical planning approval process. Clients are updated at critical stages of the process. Frequent dialogue occurs between planning dept and ourselves. Once approval is granted approval documents are passed on to the client.
Reporting – covers preparation of reports under the contract
Contract documents –this includes general arrangement drawings, detail drawings, schedules, specifications and contracts.
Construction Planning – we can help tailor a plan for your specific project needs. This includes gauging risk and developing mitigation strategies that will help you save time and money.
Budgeting – we provide a range of cost estimating services from pre-design through bid document stages. Our cost technicians have responsible experience and a thorough knowledge of project details, labor capacity and constraints, and operations. Our success in providing detailed and professional estimates is a result of our comprehensive database of material and labor pricing combined with our familiarity of various market conditions.

1. Residential / economy (under 3000 sq ft)
Programming, concept designs, design development, permitting, contract docs, construction planning, budgeting – 3% cost of construction
2. Residential / luxury (over 3000 sq ft)
Programming, concept designs, design development, permitting, contract docs, construction planning, budgeting – 6% cost of construction
3. Commercial / standard (under 10,000 sq ft)
Programming, concept designs, design development, permitting, contract docs, construction planning, budgeting – 6% cost of construction
4. Renovation / small (under 2000 sq ft)
Programming, concept designs, design development, contract docs, construction planning, budgeting – 7% cost of construction
Plans cover a period of 12 months
